This site included 2 projects. The first was the legalization of an unwarranted unit at the ground floor by the lobby. The second was conversion of (2) garage spaces, utility rooms, and storage spaces into (2) new accessory dwelling units, also adjacent to the lobby. Altogether, we were able to install (3) new dwelling units here, including (1) 2-bedroom/2 bathroom unit, and (2) 1-bedroom units.
With a deep front yard and ample side yards, these units have a feeling of privacy and quiet, despite being on a major thoroughfare.

Those same windows, once uncovered, flood the new living space with light. Because of the large size of the building and the lot, all these windows face a private side yard, eliminating any privacy or security concerns often experienced in these ground floor units.

- Overstuffed storage rooms like this one are prime areas for new units. It’s incredible how much space is available when these areas are cleared out. It’s hard to believe, but 3 large storage rooms, full of stuff just like this, allowed us to make a large, light-filled 2-bedroom, 2 bathroom apartment in this project.
