2014 Market
I served as the Project Manager for the new buildings at 2014 Market Street in Oakland while working for Levy Design Partners. Levy Design Partners, Inc. is the Architect for this project.
I began working on this project after it had received a building permit and was beginning construction. When I began working on the project, it became clear that many details for the project were still outstanding and needed to be coordinated with the Contractor. I worked closely with the Contractor and the Owner for the duration of construction on this project. My role included working out technical issues such as structural conflicts, mechanical ducting layouts, venting issues, etc. Also, I coordinated selection of finishes for this project, including bamboo floors, stained concrete, granite countertops, high quality carpets, and marble surrounds in the bathrooms.
The project included 16 three story townhouse units. Each unit is separated onto its own mini-lot, which means that each building has its own property line boundary. By providing individual lots, the buildings are each considered independent.
The ground floor of each unit has a private garage, bathroom, and office area. The second floor of each unit includes the living, dining, and kitchen areas. At the top floor we provided bedrooms and bathrooms. Most of the units are 2 or 3 bedroom units, but a few 1 bedroom units were included.
Units in this building are currently for rent. The units are a combination of 1, 2, and 3 bedroom units. A two story volume in each unit provides for maximum light and views of the surrounding areas.

- Shown here is the main façade of the building, facing Market Street. The property is located directly at the corner of 20th Street and Market Street in Oakland. The design includes individual units on their own property lots with a shed roof design, large two story windows, and a combination of hardi-panel siding and stucco finishes. The blue box you see is a small projection at the top floor of this unit. We used this same vocabulary throughout the project to provide additional space in the bedrooms, and a window-seat effect in several of the units.
- Shown here is the street frontage facing 20th Street as well as the interior of the private driveway. Each building has its own front yard and walkway up to the entry door facing the street. Above the main entry is a small projected balcony which provides protection for the door below as well as a small walk out area from the second floor. Again, the blue elements project out from the main structure, cantilevering the bedrooms above to provide a window-seat effect.
- Open space is critical in projects like this. Tucked in the back corner of the site at the end of the driveway and between the two separate building structures is this urban oasis. Beautiful landscaping and trellis areas create elegant outdoor seating opportunities for all the residents.
